Chapel Hill Realtor Looks at Local Market

Tuesday, September 18th, 2007

I have always been bullish on our Chapel Hill real estate market - but my thoughts were confirmed in an interesting article in the Chapel Hill News this past weekend.   The writer points out that Chapel Hill is a continuiing bright spot for the local and state real estate market.   And while it is not quite as robust as in quarters past, there are still opportunities for good deals for buyers and sellers.   The market here is pretty bullet-proof and if the Fed moves rates down today as expected (and hoped for!!) the market shoiuld see another burst of activity.

If you have questions about our local real estate market, call me, Reg Morgan.  You can also take a look at my website to see what is on the market now.  I have access there to Chapel Hill MLS listings - and in fact, the entire Triangle.

Thursday, March 22nd, 2007

There was an interesting bit of news recently on home values in Chapel Hill.   The price of new homes sold in Orange County late last year jumped nearly $100,000 compared to median prices for the last quarter of 2005.

In the fourth quarter of 2006, the median value of new construction homes closing here was $422,000 compared to the 2005 numbers which were $330,000.  These numbers highlight the booming luxury home market in Chapel Hill.  Neighborhoods like Silver Creek, Chesley, Meadowmont and Lake Hogan Farms have beautiful new executive residences filled with amenities.

Selling your Chapel Hill Home

Thursday, October 5th, 2006

Perhaps you are considering the sale of your Chapel Hill home?  It is still a good time to get into our local real estate market.   As prices fall in many parts of the country, prices in our area are expected to rise 3.1-3.5 percent through early 2008.

There are a number of things you can do for your home now, that are not too costly and can help secure the best price and swiftest sale.

Clear the clutter!   This is the number one suggestion I make for my clients.  You may even want to consider renting a storage unit to store extra furniture and belongings while your house is on the market.   Plan a garage sale now or donate to the PTA Thrift Shop here in town.

Then, call me!   Reg Morgan, a Chapel Hill realtor with over 20 years of experience in buying and selling real estate.   I’ll prepare a Complimentary Market Analysis (CMA) to show you what comparable sales have been in Chapel Hill.   I’ll make recommendations on preparing your home for sale and suggest the best price.   We’ll discuss my marketing plan — a crucial part of any home sale.
