Chapel Hill Real Estate Market Just Keeps on Going

Well, there certainly is alot of doom and gloom in the market.  My wife can’t believe that her old company, Lehman Brothers might not make it through the summer.    And the mortgage mess has really absorbed a great deal of speculation in the media.  But Chapel Hill has weathered the storm pretty well, although it has been a rocky Spring market. 

If you are thinking of buying Chapel Hill real estate, now is a great time, as sellers are anxious to get a sale.  And if you want to put your house on the market — let’s do it!  There’s no time like the present and still time to make the sale this Summer.

Carolina North - Good News for Chapel Hill Real Estate

The University released more information on the benefits that Chapel Hill and Orange County will see from Carolina North.  The fiscal impact analysis is impressive and I’ve linked to the full report here.  

The next report includes the estimate of indirect benefits and impact that are anticipated from the development.   The report notes that this evaluation is much like an appraiser looking at comps to evaluate values.  This is a great point and one I am very familiar with as a licensed NC real estate appraiser.

The real estate market is very tough right now and if you follow the news that is not a great revelation to you.  In these difficult times, you need a real estate agent with experience - I have over 20 years of buying, selling and appraising.  Giving real values to real estate and not inflated guesses!  I also have the CRP (Certified Relocation Professional) and GRI (Graduate, Real Estate Institute) designations, meaning I have special expertise in relocating clients and advanced skills in real estate.

Chapel Hill Realtor says welcome Chancellor-Elect Thorp

Exciting news coming out of Carolina last week as the Chancellor’s Search Committee chose one of their own as the tenth Chancellor of the University.   Holden Thorp is a wonderful choice - brilliant educator and leader and as I can attest, a great friend and family man.  

There are a lot of important issues that the University will wrestle with in the coming years - Carolina North at the top of the list.   Looks like the University is in great hands.  Good news for Chapel Hill real estate!  Call Reg Morgan if you have questions about future University development or Chapel Hill real estate sales.

There is a lot of doom and gloom in the market these days - I can barely stand to watch CNBC for more then a minute.   But here in Chapel Hill our real estate market is coming back.  A late start to the Spring market has now given us a busy April.  It’s not too late for you to think about a move this Spring or Summer.  We expect relocation business from the Northeast to pick up as well and then we’ll be full steam ahead.

But one question still nags at me….will Tyler turn pro?  Please stay Psycho T!

I don’t think I want to read the news anymore!  This morning I see that foreclosures of homes are, pardon the expression, through the roof.  Nationally, the numbers were up 57% from this time last year. 

Luckily, the news is not as grim here in the Triangle.  Because of our strong economic engines: UNC, Duke and RTP, we can weather much of the storm that has enveloped the nation.  However, we still are faced with increasing inventory and a competitive market where homes that are not well priced, well presented or well maintained will not sell.   If you are thinking of selling your home, you need a Chapel Hill realtor with a wealth of skills and knowledge.

Chapel Hill Realtor looks at Spring

Here in North Carolina the signs of Spring start right about now - and first thing we do is get our spring sports plans in order.  We are lucky here to have some great activities for the kids that go year round. 

One of our favorites is the Morehead Planetarium.  They have really great day camps all Summer and special events for kids throughout the year. 

As for sports activities, we love the programs that the Chapel Hill-Carrboro Y plans year round.  They have basketball, soccer and stickball that take place at different locations around town.  And, of course onsite they have swimming lessons and special events.

This Spring we’ll try Rainbow Soccer for the first time.  We’ve heard great things about it and our oldest son is really looking forward to having practices during the week.  They have a field right at Southern Village which is convenient - and offers a great option of dinner afterwards at one of the great restaurants.

Almost feels like a home game is scheduled for tomorrow!  But the Heels will travel down I40 to take on NC StateUNC - Chapel Hill football has been doing much better this year after Coach Butch Davis took the reins.  This weekend you might also consider visiting my open house at 203 Nuttree Lane - a fabulous home in the Kent Woodlands area of Chapel Hill.  It is a great time to make a move - rates are still at historic lows.  You could be in a new home by Christmas!

Chapel Hill Realtor Looks at Local Market

I have always been bullish on our Chapel Hill real estate market - but my thoughts were confirmed in an interesting article in the Chapel Hill News this past weekend.   The writer points out that Chapel Hill is a continuiing bright spot for the local and state real estate market.   And while it is not quite as robust as in quarters past, there are still opportunities for good deals for buyers and sellers.   The market here is pretty bullet-proof and if the Fed moves rates down today as expected (and hoped for!!) the market shoiuld see another burst of activity.

The University of North Carolina at Chapel Hill is a big part of life here in Chapel Hill.  You probably already know about our great basketball teams, the performing arts at Memorial Hall and Playmakers.   But there is also alot going on with our Chapel Hill real estate - namely the plans for the new research campus at Carolina North.  Plans that will evolve over the next 50 years.
