Social Networking Sites for Real Estate Sales

Recently I’ve been asked a number of times if I tweet.  Some people just want to know if I am twittering.  Well, yes, I certainly do.  Twitter and Facebook have become necessities for real estate sales these days and if you are not out there on the web, you’re doing your clients a disservice.   I don’t have to tell you that buyers and sellers…and just people with a passing interest in our current Chapel Hill real estate market are getting their information from other sources then the old time Sunday newspaper real estate section.

Prudential has a great app you can download - just click on it and it will tell you what homes are for sale in the area you are standing in right now.

So I tweet - follow me at @RegMorgan and I’ll keep you 140 characters worth of updated on home sale trends in our areas.  I also send out info on new listings, open houses and special deals.

On Facebook you can look for Chapel Hill Real Estate Search, another way to stay up on what is going on in Chapel Hill - things to do, new openings and home and mortgage trends.

Money Magazine has come out with it’s annual great places to live articles.  And I’m afraid that I have to dispute their findings!  There is just no place like this Southern Part of Heaven. No place with our great schools, our weather, our restaurants, OUR HEELS!  How could we be 40th?  (And Cary is 23rd?  Go Cary!)

I’m amazed at how resilient our local real estate market has been.  Considering the severe problems in so many areas of our nation, I can’t believe how lucky we are.  Yes, things take more time to sell and we are not quite getting the prices we may have reached a few years ago.   But things are starting to bounce back.  The buyers are coming around - the houses are coming on the market.  And they look great.  Check out my blog in the coming weeks for a number of new properties I’ll be selling.

There certainly is a lot of doom and gloom after last week’s stock market slide.  But we remain cautiously optimistic about what this year holds for the real estate market in Chapel Hill, Carrboro and Durham.  Although the job market has taken some rough shots, many other companies have made plans to increase or move employees to the Triangle.  Witness the Blackberry/Rimm jobs that are coming down the pike!  RTP and our universities still are strong economic engines that drive our local Carolina economy.

If you are thinking of a move now is the time to start talking to your real estate agent.  Start clearing out your home, let me make a marketing plan that is taiilored to your home and your niche in the market.  Using the internet, social media and of course, good old fashioned contacts will get you the best price and a rapid sale.

If you’ve driven by the Prudential office on Franklin Street this week, you may be wondering where we went?  Good question!  We’ve moved to new offices in Meadowmont.  Now the whole Chapel Hill contingent for PruYSU is together in one place.   404 Meadowmont Circle in Meadowmont.  I’m thrilled - I love the Wellness Center there and we can walk to a bunch of restaurants.  Or if you are like our family, you may need to go to the market 4 or 5 times a week!  I’m just a short walk from the Harris Teeter. 

There is no such thing as a bad location in Chapel Hill.  Come visit!

My head is dizzy with all the market reports coming out lately - so it may be time to look at smart values and great neighborhoods!  And come to think of it, that describes my new listing in Kent Woodlands perfectly.

Chapel Hill Real Estate Market Just Keeps on Going

Well, there certainly is alot of doom and gloom in the market.  My wife can’t believe that her old company, Lehman Brothers might not make it through the summer.    And the mortgage mess has really absorbed a great deal of speculation in the media.  But Chapel Hill has weathered the storm pretty well, although it has been a rocky Spring market. 

If you are thinking of buying Chapel Hill real estate, now is a great time, as sellers are anxious to get a sale.  And if you want to put your house on the market — let’s do it!  There’s no time like the present and still time to make the sale this Summer.

Carolina North - Good News for Chapel Hill Real Estate

The University released more information on the benefits that Chapel Hill and Orange County will see from Carolina North.  The fiscal impact analysis is impressive and I’ve linked to the full report here.  

The next report includes the estimate of indirect benefits and impact that are anticipated from the development.   The report notes that this evaluation is much like an appraiser looking at comps to evaluate values.  This is a great point and one I am very familiar with as a licensed NC real estate appraiser.

The real estate market is very tough right now and if you follow the news that is not a great revelation to you.  In these difficult times, you need a real estate agent with experience - I have over 20 years of buying, selling and appraising.  Giving real values to real estate and not inflated guesses!  I also have the CRP (Certified Relocation Professional) and GRI (Graduate, Real Estate Institute) designations, meaning I have special expertise in relocating clients and advanced skills in real estate.
