There certainly is a lot of doom and gloom after last week’s stock market slide.  But we remain cautiously optimistic about what this year holds for the real estate market in Chapel Hill, Carrboro and Durham.  Although the job market has taken some rough shots, many other companies have made plans to increase or move employees to the Triangle.  Witness the Blackberry/Rimm jobs that are coming down the pike!  RTP and our universities still are strong economic engines that drive our local Carolina economy.

Carolina North Update

The plans for Carolina North are starting to take shape.   A series of community meetings ended last week, with more concrete information from the University about the plans taking shape there.   After the last meeting a final document was posted to the website that, while lengthy, contains  some valuable  information on plans that are taking shape.  

Many issues are still up in the air — pardon the pun!   The Horace Williams airport, which the University’s Board of Trustees would like to close, is still facing opposition and that plan has  still not yet been confirmed.   The state legislature is still in discussions and hearings on this.  Among the issues are the future of AHEC and the concerns of area pilots.

The University of North Carolina at Chapel Hill is a big part of life here in Chapel Hill.  You probably already know about our great basketball teams, the performing arts at Memorial Hall and Playmakers.   But there is also alot going on with our Chapel Hill real estate - namely the plans for the new research campus at Carolina North.  Plans that will evolve over the next 50 years.

Chapel Hill Elementary School Breaks Ground

The tenth elementary school in the Chapel Hill-Carrboro school district broke ground on Monday.  The school, which is scheduled to open for the new school year in 2008, is off Eubanks Road.  Easily accessible to neighborhoods in Carrboro and north Chapel Hill.

The building plan is ambitious, but our excellent school district needs an additional elementary school.  So,get those bulldozers going!

Chapel Hill Real Estate Values

There was an interesting bit of news recently on home values in Chapel Hill.   The price of new homes sold in Orange County late last year jumped nearly $100,000 compared to median prices for the last quarter of 2005. 

In the fourth quarter of 2006, the median value of new construction homes closing here was $422,000 compared to the 2005 numbers which were $330,000.  These numbers highlight the booming luxury home market in Chapel Hill.  Neighborhoods like Silver Creek, Chesley, Meadowmont and Lake Hogan Farms have beautiful new executive residences filled with amenities.

Chapel Hill Realtor Welcomes Fed Decision

Good news out of Washington today as the Federal Reserve met and held interest rates steady.  The Chapel Hill real estate market has been moving along quite well through all the speculation of a real estate bubble.  Interest rates are still at great lows - the time to look at our local market for investment or home ownership is now.

The Fed says “the adjustment in the housing sector has been ongoing.”

Great Day for Baseball!

This is a great weekend to have fun in Chapel Hill!  After I show some clients some great condos in Southern Village, I’ll be taking the boys to see Carolina take on Penn State at Boshamer Field.  Baseball game time is at 1pm, and today all kids get to take the field for the national anthem!

Tomorrow the baseball team plays again at 1pm, but the big story will be at the Smith Center.  Duke vs. Carolina!   This is always the biggest game of the year and the last of the regular season for the Heels.  The ACC tournament starts on Thursday down in Tampa - a big win over the Blue Devils will send them off in style.  And, if you go to the baseball game first you’ll be entered for a chance to win tickets to the basketball game!
