The Arts in Durham

Yesterday was a great day for the arts in Durham — it was the official groundbreaking for the Durham Performing Arts Center. A cutting edge performance venue budgeted at $44 million, this will be a greaat addition to our community. Located near the Durham Bulls ballpark and the American Tobacco complex, it is centrally located and will one day include 2,800 seats. Plans are also in the works to move the American Dance Festival from its current home at Duke to the new venue.

Chapel Hill Real Estate Waits for the Fed…

The Federal Reserve will announce their plans for a rate change this afternoon, and as you know if you follow the Chapel Hill real estate market, any change will impact the rates home buyers will get for their mortgages.  Rates are still low now and most experts expect that for its last meeting of the year the Fed won’t make any changes.

Average overnight rates for a 30 year fixed mortgage 5.63% and 15 year fixed is 5.39%.  Still historic lows and a great time to get into our local real estate market.

Chapel Hill Realtor News: Downtown Development

The Lot 5 development plan was the big story downtown these past few weeks. As a Chapel Hill realtor I think it’s important to keep close track of residential development and this is a project that could influence the streetscape of our town for decades to come.

The Town Council came to agreement with RAM Development to build a 243,000 square foot complex on Franklin Street. This has been a long and arduous process. You can see some of the details on this Town of Chapel Hill webpage which tracks the development deal. The deal for Lot 5 has changed considerably. At this point the agreement stands that RAM has agreed to spend $75 million to build an 8 story complex including 137 condominiums, 28,500 square feet in ground-floor retail space and a two-thirds of an acre public plaza at Franklin and Church Streets.

The Town has agreed to pay $7.25 million to build 161 underground parking places there — replacing the current 173 that are on the site now.

Hardball in Chapel Hill

The MSNBC show, Hardball with Chris Matthews brings it’s college tour to Chapel Hill on Tuesday, December 12.   Filming begins in Memorial Hall on the UNC - Chapel Hill campus at 5pm.  You need tickets in advance, so check out the Memorial Hall website to see if you can get there.  Then watch Chapel Hill on Hardball at 7pm on MSNBC tomorrow night.

Former Senator and possible 2008 Presidential candidate John Edwards will be the special guest — will we get the big announcement in Chapel Hill?  Who knows.   But the candidate in waiting has already started finetuning some office space in Southern Village, so it would appear he has big plans.
